About Us

Northern Beaches Property Stylists Since 2015

The Styling Project is a property styling and home staging company based in Brookvale, working exclusively across Sydney’s Northern Beaches and the Lower North Shore. We have styled more than 7,500 properties since 2015, from one bedroom apartments through to family homes, prestige coastal properties and new developments. We are a local team with our own warehouse, our own stock and our own installation crews. That means when an agent calls us on a Friday afternoon about a Monday photoshoot, we can usually make it happen. Whether a property needs a full style or a partial style that works around the furniture already in the home, the goal is the same. We want buyers to walk in, feel comfortable, and picture themselves living there.

Why We Only Style the Northern Beaches

We have made a deliberate decision not to style outside our area. After eleven years working here we know what is selling, what buyers are responding to, and how presentation needs to change between suburbs and price points. A two bedroom apartment in Dee Why and a family home in Bayview are being sold to two very different buyers, and the styling should reflect that.

Being local also means we are styling homes for people who live the way we do. Families, downsizers, first home buyers, and people who simply love the area. That connection is why our homes feel natural and liveable rather than like a display home.

We would rather be specialists in the market we know, live and work in every day than be spread thinly across Sydney.

Meet Sue Roche

The Styling Project is led by Sue Roche, who founded the business in 2015 after a career in graphic design. Eleven years on she is still the person walking through most of the properties we style, and she personally quotes around 95 per cent of the work we take on.

Sue’s design background gave her a strong grounding in colour, balance and proportion, all of which carry directly into styling a home for sale. Her view is that the rest of it is learnt by doing. After more than 7,500 properties she has a very good sense of what will photograph well, what buyers respond to, and when a room needs less rather than more.

How We Work

Property inspection

Sue personally walks through the home and works out what it actually needs. This usually takes about an hour and covers a lot more than furniture.

Proposal

We put together a detailed styling recommendation. That might be a full style if the property is vacant, or a partial style where we work with what is already there and bring in only what is needed.

Installation

Our team handles furniture and accessory selection, planning, delivery, installation and all the finishing touches. We work to the photography date, not around it.

De-style

At the end of the campaign we collect our stock and leave the property ready for its next chapte

Tight turnarounds are a normal part of this job. Because we only service the Northern Beaches and run our own local team and warehouse, we can move quickly when a campaign date shifts. Where our schedule allows, we will always try to accommodate an urgent install. For larger or developer led jobs we also handle full project management.

Our Team and Our Warehouse

Sue has built a team of stylists, installers and coordinators who all work locally. We hold our own furniture, artwork, accessories and bed linen at our Brookvale warehouse, which is what lets us quote quickly, install quickly, and adjust a style on the day if the property calls for it.

Sue oversees every client project and is accountable for the result. Developing strong relationships is the foundation of how this business works, because selling a property is a difficult process, particularly when a family is still living in it.

What Our Clients Say

The feedback we value most is not the “it looked beautiful” kind, although we do love hearing it. It is the feedback where styling clearly helped a campaign do better.

Not only did Sue and Peter and their staff style my unit for a reasonable price and within my budget, they gave advice on much more, which I believe aided my sale. The arranged arrival time and removal times were adhered to, making life much easier, and everyone was responsive, polite and friendly ! I'd highly recommend this company Courtney (Queenscliff: April 2025)

I was recommended by a friend to use The Styling Project and I couldn’t have been happier .The professionalism ,attended to detail ,was next level. From the day I met with Sue on site , her recommendations of changes to positions of furniture ,artwork and adding her touches of her furniture and artwork made all the difference. To have fresh eyes come into your house and see things you are unnecessarily able to see with a gentle touch was so well worth while. The day the team arrived with the auditions to my house ,they were on time friendly and most of all so efficient and careful, even removing makes on my walls that was left from my artwork. Dealing with Pete in the office and the financial side of the business , I found him most helpful and extremely understanding . Over all my experience with The Styling Project made an emotional experience for me a breeze and a lot less stressful. I Highly recommend this company. 10 out of 10 Thanks Karen and Rowan Millar

I cannot believe the elevation of my house as a result of the Styling Project from meh to WOW in less than two hours. My experience of using the Styling Project to enhance my home was beyond my wildest dreams. I have no doubt I would not have achieved a sale without them. Sue is one of the most direct yet compassionate and caring people I have ever dealt with, and her mind-blowing skill of making spaces into art where buyers can really visualise was lovely to be a part of. The creation was easy to maintain, open homes were a breeze to prepare for. All of the furniture is top quality and to impeccable taste. The attention to detail was amazing, everything looks so co-ordinated it felt like a luxury hotel. The colours and textures really brought some love into my home making is so much more attractive to potential buyers and with optimised use of space and light that really felt warming and inviting. I would not hesitate to recommend The Styling Project for a seamless elevation to your home to maximise your biggest asset's full potential. How did you get into styling?

Whilst being a stay-at-home mum, I completed a graphic design course, always knowing I wanted to work creatively. As my children became more independent, I saw an opportunity to combine my creative eye with my love of interiors and property, which is where The Styling Project began. More than 11 years later, I still personally quote around 95% of our work and work closely with my clients throughout the styling process.

I once saw a clairvoyant who told me that my future would involve “fluffing cushions.” I laughed… but look where I am now. And I couldn’t be happier.

How would you describe your styling style?

My approach is centred around creating homes that feel inviting, considered and true to the way people actually want to live. I love relaxed, coastal interiors with light timbers, linen, natural textures and plenty of space and light. My signature look is Coastal Luxe: a relaxed yet elevated style that feels timeless, sophisticated and effortless. Rather than making a home feel like a display suite, I believe in creating a look that connects with buyers and showcases the lifestyle the property has to offer.

How did you get into styling?

I first joined The Styling Project while I was still in high school, looking for a part-time job and an opportunity to gain some work experience. I started by helping out wherever needed, but it didn’t take long for me to realise how much I enjoyed the creative side of the business and the process of transforming a property. Seven years later, I’ve worked my way through the business, taking on a much broader role and learning every aspect of the styling process along the way. What started as a part-time job quickly became a genuine passion and, ultimately, a career that I love. I’ve grown alongside the business and really enjoy being part of its continued evolution.

How would you describe your styling style?

I’d describe my styling style as resort living. I love using colour, being bold and creating interiors that feel like you’ve stepped into a beautiful holiday home. I draw a lot of inspiration from places like Bali and the way they use natural materials, greenery, colour and strong design elements to create a sense of escapism. I particularly love incorporating black and green to bring that tropical, resort feel into a home. I’m definitely not someone who believes everything needs to be beige and neutral. I think people engage a styling company because they want to see something they may not have been able to create themselves. Almost anyone can do beige! For me, styling is about being creative, taking considered risks and creating a look that makes a property memorable while still appealing to buyers.

How did you get into styling?

Joining The Styling Project felt like a natural progression for me, as it has always been a big part of our family life. Our conversations at home have always revolved around styling, properties, clients and the business, so I’ve grown up around it. To be honest, I never initially imagined I would join the company. I’ve always had a strong interest in fashion and interiors, and when I started working in the business, I quickly realised how much I enjoyed the creative side of styling and the industry as a whole. What started naturally turned into something I genuinely fell in love with.

How would you describe your styling style?

My styling style is heavily influenced by the property itself, its location and the target audience. I don’t believe every home should look the same, so I adapt my approach to highlight the individual character and potential of each property. I’m naturally drawn to modern, contemporary and high-end interiors, focusing on creating spaces that feel polished, sophisticated and considered. For me, the goal is not only to impress the client but also to create a finished home that makes me step back at the end of an installation, look through my camera and think, “Wow.” That’s when I know we’ve got it right.

How did you get into styling?

My passion for styling began with my background in interior design, where I developed a love for transforming spaces through furniture, colour, texture and considered details. After graduating with a Bachelor of Interior Design (Residential) from Billy Blue College of Design, I moved into property styling and quickly fell in love with the creativity and variety involved in preparing homes for sale.

How would you describe your styling style?

My design style is warm, modern contemporary and inviting. I love combining neutral foundations with natural textures, layered styling and considered pops of colour and personality. I believe a beautifully styled home should feel elevated and cohesive, while still remaining comfortable and lived-in.
