The Styling Project
What is Property Styling?
Property styling is preparing and presenting a property for sale to appeal to potential buyers. Property styling aims to create an attractive and inviting environment that showcases the property’s best features, making it more likely to sell quickly and for a good price.

Increased Sale Price: A well-styled property can attract higher offers and sell for a better price.

Faster Sale Time: A property that is styled to appeal to potential buyers can sell faster than one that is not.

Improved Online Listings: High-quality photos of a styled property can make it stand out online and attract more views.

Increased Buyer Engagement: A styled property can create an emotional connection with potential buyers, making them more likely to remember the property and make an offer.

Property Styling: The primary goal of property styling is to prepare a property for sale, highlighting its best features to attract potential buyers and achieve a quick sale at the best possible price.

Interior Design: Interior design focuses on creating a functional and aesthetically pleasing space that reflects the homeowner’s lifestyle, personality, and preferences.

It all depends on the size and access of the property. However, our team is highly efficient and takes 2-4 hours.
It all depends on the property’s size, access and luxe level, which is assessed at the site survey to price the quote correctly. Styling can cost anywhere between $3000.00 – $15,000.00
We Offer Full Styling and Partial Styling.
We don’t, but we can recommend our trade partners for services like decluttering, cleaning, pressure washing, window cleaning, painting, and carpets.
All our styling packages include design, selection, delivery, installation, art, mirror hanging, and collection.
No, you don’t. We prefer you not to be there so that you can walk into your home with fresh eyes and be wowed. Our team is swift and efficient, so it’s best to stay out of the way as you might get bowled over.
At your consultation, we are open to hearing what look/style you want for your home. We will provide feedback if we agree or think it should head in another direction. Ultimately, the look/style is based on the house, the target audience, and what we have available in stock.
Yes, of course – this is a ‘Partial Style’. The stylist at your site survey will review your pieces and see if they suit the look/style we propose, ultimately attracting the most potential buyers.

Of course.

If you have initially asked for a “Full Style” and its cost is a bit out of your reach, we can scale it back and remove some items accordingly. You also don’t always need to style every room, so this could be a good budget choice.

An extended hire fee of 10% of the original ‘Styled to Sell’ amount will be invoiced weekly until sold or taken off the market.

The hire period for Occupied Property is 8 weeks.

The hire period for Unoccupied Properties is 12 weeks.

Before! Removing or relocating furniture within the home generally opens the house up to dirt, dust, or damage that needs to be addressed before our furniture goes in.

  1. Typically, an agent or the property owner contacts our office to book a complimentary site survey/quote.
  2. A stylist will meet at your property to conduct a site survey. This meeting will involve the stylist taking notes and pictures and asking questions about the house regarding the target audience.
  3. You will receive a proposal within 24 – 48 hours and any recommendations we may provide to enhance the property.
  4. We will schedule your installation date upon acceptance of our proposal in conjunction with your agent and their photographer.
  5. We will raise your invoice, which can be settled using our Style Now Pay Later facility.
  6. On the installation day, we ask that the property be vacated and that no other trades be onsite to allow us to perform our craft safely and on time.
  7. It usually takes 2-4 hours, depending on the size of the property and access to it.
  8. Your styling package remains in your home until you sell or for the agreed hire period.
  9. Following the property being sold or taken off the market, our team shall return to the property to collect our furniture and furnishings.
Yes – we have access to some great wholesalers!

Congratulations. The investment in your home and our styling has paid off quickly. Unfortunately, there is no refund for selling before the hire period expiry date.

Many of the costs you have invested in are not the “furniture hire” but the design/selection/pick/pack/installation/collection and insurance.

We will include a $500 refundable pet bond in your proposal.

Vendors are responsible for returning all furniture and soft furnishings in original condition.

Yes, you can if you advise us during the initial site survey. You will be charged a cleaning fee of $300.00. We will provide you with large plastic bags to put our display bedding and decorative cushions in so you can comfortably sleep in your bed using your bedding.

We advise vendors to take pictures of the bed styling so you know how to set it up for your open homes.

Note that we do not style rental properties if they are tenanted.

It depends on the property, location, design, era, layout, features and the target audience.
A team of stylists and removalists will attend the installations, all led by a Team Leader. The number of people varies due to the size of the property. However, there are usually three stylists and three removalists.
Yes! It is a proven way to increase your sale price. Agents from Northern Beaches recommend our work because they know we deliver results.
As we style between 10-20 properties per week, our stock constantly changes, making it difficult to guarantee what will be available. If you like a particular item or style, please let us know as soon as possible so we can do our best to include it or find something similar.
We have access to excellent furniture and homewares suppliers both nationally and internationally.
We have a team that manages the scheduling of site surveys, installations, and collections, as well as oversees finance, administration, and the warehouse’s running.
